McDonald’s stock sits near a four-year low after investors reacted sharply to the company’s latest growth plan. Shares fell nearly 5% last Wednesday and dropped as much as 6.5% during the session before settling. The stock kept sliding Thursday and Friday, and it’s now down roughly 23% for the year.

The selloff followed McDonald’s Investor Day, where management laid out its NEXT strategy. The plan covers restaurant redesigns, menu upgrades, targeted marketing, and AI-powered ordering and inventory systems.

It’s an ambitious pitch. But Wall Street’s main worry isn’t the vision itself, it’s the price tag and the timeline.

What’s Driving the Sell-Off

McDonald’s plans to spend about $8.5 billion supporting franchisees through 2036. Roughly $5 billion of that lands before 2030, covering rent relief and $1.5 billion to $2 billion in capital support.

Management says the investments should lift restaurant-level efficiency by 2.5 percentage points. That works out to about $100,000 in extra annual cash flow per average U.S. location.

The bigger target: an adjusted operating margin in the low-to-mid-50% range by 2030. That’s up from 47% in the first half of 2026. Getting there requires real money up front, and that’s rattling investors watching near-term numbers.

Bernstein’s Danilo Gargiulo called the spending burden the “biggest surprise” of the event. He estimates full implementation could cost roughly $800,000 per average U.S. restaurant, stacked on top of normal remodeling costs.

Bank of America pegs the required sales lift at 7% to 8% per restaurant to justify the investment, assuming a 70/30 funding split between franchisees and the company. That’s a tall order given current conditions.

Sales Are Already Soft

Traffic trends aren’t helping the story. McDonald’s said U.S. comparable sales were negative in July and August, with the third quarter likely finishing slightly negative despite some improvement in September.

Second-quarter global comparable sales rose just 1.3% year over year. That’s down from 3.8% in the first quarter and 3.1% for all of 2025. U.S. guest counts actually turned negative.

Raymond James analyst Brian Vaccaro said NEXT’s success will be measured “in years rather than quarters.” McDonald’s hasn’t given rollout timelines for several pieces of the plan, which leaves investors guessing on pacing.

Vaccaro also flagged a value problem. Many fast-food meals now run $10 to $13, putting McDonald’s in direct competition with casual-dining and fast-casual value deals.

Several firms trimmed price targets after the event. Baird cut to $250 and kept a Neutral rating. BTIG lowered to $295 while keeping a Buy. RBC dropped to $285 with a Sector Perform rating. JPMorgan cut to $260 but kept an Overweight rating.

Not every analyst turned cautious though. UBS reiterated its Buy rating and $320 target, pointing to the NEXT strategy’s focus on same-store sales and guest counts.

J.P. Morgan’s John Ivankoe said McDonald’s data infrastructure could give it an edge over smaller rivals. Deutsche Bank’s Lauren Silberman said she’s grown more confident that AI tools can boost restaurant profitability over time.

BMO’s Andrew Strelzik called the margin targets achievable and stayed bullish on valuation. He still expects limited near-term upside until the investments show up in growth numbers.

More than half of analysts tracked by FactSet still rate MCD a Buy. Their average target sits 27% above current levels.

Bernstein kept its Market Perform rating and $295 price target, noting the beverage launch hasn’t lifted sales enough to offset broader pressure. The firm also said the new chicken platform launch is further out than expected.
